What should you pay attention to when inspecting a house in Thailand?


What aspects will be paid attention to during the house inspection? Can I inspect the house remotely? What procedures are required to get the keys after the house is inspected? These are the questions most frequently asked by property owners, and we are here to answer them one by one.

1. Housing area

The first thing to do is to measure the area of the house to ensure that the actual area of the house is consistent with the area agreed upon by the developer in the contract or within a reasonable error range (the actual area of some houses will be slightly larger, but generally not smaller). This is also the first step for everyone to ensure their own interests.

2. Check the water pipes

Since apartments in Thailand are delivered fully furnished with indoor pipes and wiring already laid, it is necessary to carefully check the water pipes and floor drains for water leakage. There are generally several things to pay attention to when checking water pipes: sinks in the kitchen and bathroom, water output of the bathroom flush toilet, floor drains in the balcony and bathroom, and shower head in the bathroom.

3. Check the circuit

Check the overall strong and weak current systems of the house. Check whether each power socket is powered normally, check the lighting system in the room, whether the lights in each room can be illuminated normally, whether the air conditioner can be used normally and cooled normally (generally speaking, the air conditioner in the room is turned on at the beginning of the house inspection, so people in the room can feel whether the air conditioner is cooling), and whether the range hood, induction cooker, and bathroom exhaust fan can be powered on and off normally. In addition, high-end apartments usually have password door locks installed, but you cannot set the password without the key, but you can use the property's unified door card to check.

4. Check doors and windows

This step is mainly to check the closure of doors and windows. It can be checked by opening, closing and shaking the doors and windows to determine whether the doors and windows are firm and within a reasonable closing error range. Whether the slides of windows and interior partitions can be dragged smoothly. If you have curtains, you can also pull them to make sure they are securely installed.

5. Check the walls and floors

Most apartments are delivered with white walls, mainly to facilitate the owners to renovate and remodel them themselves. When inspecting the house, you can take a look at the entire house to see if there are any cracks on the walls and sides, and listen to see if there are any hollow sounds by knocking on the walls. In terms of flooring, apartments are usually delivered with wooden floors. The team will walk around the house to pay attention to any unusual noises and see if there are any uneven spots on the floor.

6. Check the indoor furniture

Apartments in Thailand are generally delivered fully furnished, which means they are equipped with cabinets. Some apartments also have wardrobes and TV cabinets that are directly embedded in the wall, which require careful inspection. By opening and closing the furniture locker door, check whether the locker fan blades are firmly installed and whether they are not installed flatly.

7. Check public facilities

In apartment complexes in Thailand, public facilities are a big highlight and a benefit that owners can enjoy for free. Therefore, we will confirm whether the facilities introduced are consistent with those at the time of delivery to prevent "mismatched goods".

Don’t be lazy and think it’s no big deal, sign the house inspection confirmation first, and you can repair it anytime if there is a problem in the future. Thai developers are still relatively conservative in their work. If there are problems that need to be dealt with and require immediate feedback, they will solve them centrally. Formal and capable developers usually have a good after-sales maintenance management team. If any problems arise later, you can contact the apartment's property management office at any time, and they will arrange for professional personnel to make an appointment for on-site repairs.
